Starting an Airbnb with little or even no money may sound difficult, particularly when property prices, rents and furnishing costs remain high. However, the short-term rental market offers opportunities to get started even for those who do not own a property or have substantial initial capital.
In 2026, entering the market does not necessarily mean buying an apartment or a holiday home. Co-hosting, partnerships with property owners, making use of an existing space and rental arbitrage are different options, each with its own costs and level of financial risk.
In Greece, however, each model needs to be assessed in light of current legislation, taxation and the restrictions that apply to short-term rentals.
Ways to get started without owning a property (No initial capital)
If you do not own a property, there are established strategies that can help you get started:
Property management / Co-hosting
Airbnb co-hosting is one of the most accessible options for anyone looking to enter the short-term rental market without buying or renting a property.
How it works: Under this model, the owner provides the property and the partner takes on some or all of the day-to-day management. Services may include guest communication, booking management, pricing adjustments, cleaning coordination and listing improvements.
Income: The fee is agreed between the two parties. Internationally, management fees of 15% to 25% of booking revenue are frequently cited, although this does not represent a standard rate for Greece.
The advantage is that there is no need to buy a property or pay rent. However, it does require time, organisational skills and a clear agreement on each party’s responsibilities. For example, if a property generates €2,000 in monthly booking revenue and the agreed management fee is 20%, the partner receives €400 before taxes and their own expenses.
Subletting properties (Rental arbitrage)
Rental arbitrage is a model in which someone rents a property on a long-term basis and then offers it for short stays, provided they have the right to do so.
How it works: You rent a property under a long-term lease, with the owner’s express written permission to sublet, and list it on short-term rental platforms. No capital is required to purchase a property, although funds are needed for the initial rental deposit.
The model does not genuinely require zero capital. The tenant usually needs money for a deposit, rent, furnishings and operating expenses.
Even if there are no bookings, the obligation to pay rent remains. Rental arbitrage is therefore better suited to those who have a financial reserve and have assessed demand in the area.
In Greece, subletting for short-term stays requires particular care. Verbal consent from the owner is not enough. The appropriate contractual authorisation must be in place, the necessary tax procedures must be completed, and the intended use of the property must be permitted.

Partnering with an Airbnb owner and sharing revenue
Another option is partnering with a property owner who has an unused or already furnished property but does not want to manage it as tourist accommodation.
The owner provides the property and may also fund the necessary equipment and furnishings. The partner takes responsibility for operations and marketing in exchange for an agreed share of revenue or profits.
Before the partnership begins, a written agreement should specify who pays for repairs, utility bills, cleaning, platform fees and any damage. It is equally important to establish whether the split is based on gross revenue or net profit.
Using an existing property with low start-up costs
If a furnished apartment or holiday home is already available but unused, start-up costs can be significantly reduced.
A full renovation is not always necessary. Functionality, cleanliness, good-quality bed linen, basic kitchen equipment and good photographs should take priority.
Offering a single room may also be an option. In Greece, however, it should not automatically be assumed that this falls under the same tax and regulatory framework as letting an entire apartment. The space’s status as a self-contained unit and the appropriate operating arrangements need to be checked.

Which option carries the least risk in 2026?
Starting an Airbnb business without substantial capital is possible, but it does not mean operating without costs or responsibilities.
Co-hosting and providing services to existing hosts offer a way into the market without buying or renting a property. Rental arbitrage, by contrast, requires a financial reserve, while using an existing property depends on it meeting the legal requirements.
For anyone starting out in Greece in 2026, the most cautious approach is to gain experience with one property first, calculate actual income and expenses, and then consider expanding. Effective management can provide a first step into the short-term rental market, even without owning a property.
