How did the idea of Hotelyzer come about, and what is your long-term vision?
Hotelyzer was born from a simple belief: no hospitality business should depend entirely on third parties. A hotel cannot rely solely on one partner or one platform. A villa should not give away all its added value—its reviews, its brand, its very identity—to an agency or an OTA.
With this mindset, we started in 2016 with a clear goal: to build for every partner an autonomous entity with its own presence and momentum. From training them on how the hospitality ecosystem works, to selecting the right tools according to the size and needs of each property, and of course setting up the entire “machine” behind it. Using cutting-edge technology, we gave owners back the control and freedom they had been missing.
From a small team of two, today we count more than 30 professionals working together to support the owner—from the very first idea to the perfect review received in their name.
Our vision is clear: to become the benchmark for property management in Greece, setting the standards for the industry. And in the long run, to prove that a Greek company can deliver an international-quality model, creating real progress and value for both its partners and its people.

Take this example: a complex of 10 apartments in Chania aimed for annual revenue of €300,000. In the first year, the owner set a “non-negotiable” rate of €140 per night. The average ended up at €160, without any adjustments. The result? €204,000 in revenue, 35% occupancy, and many empty apartments during peak weeks.
The following year, he decided to trust us. We implemented dynamic pricing based on demand, competition, and booking pace—with no red lines. The results spoke for themselves: €314,000 in revenue by June, 75% occupancy, and an average rate of €115, with full coverage forecast for the high season.

The industry faces many challenges on multiple fronts: labor shortages that disrupt operations, insufficient infrastructure—especially in Crete, where roads like the BOAK hinder growth—climate change with fires and extreme events creating uncertainty, and increasing costs combined with geopolitical pressures. Add to that the oversupply of accommodations that drives prices down, along with a regulatory and tax framework that often obstructs rather than supports growth.
Yet, every challenge also brings opportunity. Greece remains one of the world’s most beloved destinations. Travelers no longer come only for sun and sea but for experiences tied to place and culture. That’s where the potential lies:
