Crete is becoming a top destination for investments in new holiday homes, as demand from foreign buyers continues to rise, driving a significant increase in construction activity. According to the latest data from ELSTAT, the island’s residential construction market experienced remarkable growth in 2024, with the number of new permits recording double-digit increases.
Rapid increase in building permits
Data from the Hellenic Statistical Authority reveals that between January and November 2024, permits were issued for 3,503 residences, marking a 17.8% increase compared to 2023 and a 45.8% rise compared to 2022. Chania, in particular, stands out as the most dynamic area in terms of construction activity, with permits rising by 46.5% year-on-year and 61.8% compared to 2022.
This trend reflects the growing interest of investors and developers who seek to meet demand, which continues to outstrip supply. “Construction activity in Crete is fueled by a wide range of investors, from local businesses to international funds, as property prices steadily increase at an annual rate of 8%-10%,” notes George Gavriilidis, CEO of Elxis – At Home in Greece, a company specializing in selling holiday homes to foreign buyers.
Areas with strong investment activity
The demand for holiday homes is particularly high in Chania and Rethymno, where numerous new residential projects are being developed.
In Chania, the most notable new developments include:
- Tsivaras (Apokoronas) and Marathi (Akrotiri): High-end detached homes priced above €4,000 per sqm.
- Kasteli: Luxury seafront apartments, with prices reaching €7,000 per sqm.
- Maleme: Newly built holiday homes located 100 meters from the beach, costing approximately €5,500 per sqm.
- Kokkino Chorio: Villas with panoramic views, priced at around €6,100 per sqm.
Significant construction activity is also observed in Rethymno:
- Dramia (Georgioupoli): Newly built detached houses with private pools, selling for approximately €4,100 per sqm.
- Kyrianna: Holiday homes priced at €4,300 per sqm.
- Rethymno Town: Seafront apartments costing around €4,500 per sqm.
- Plakias: Newly built residences reaching €5,000 per sqm.
- Asomatos: New properties priced around €4,000 per sqm.
The importance of proper management
To maximize profitability, companies involved in the construction and sale of holiday homes in Crete must have the right infrastructure and strategic approach. As Mr. Gavriilidis points out, success depends on continuous communication with clients, efficient project management, and providing transparent updates on timelines and any potential technical issues.
Elxis – At Home in Greece, with offices in Thessaloniki, Crete, and the Netherlands, is one of the leading firms in the sector, offering comprehensive real estate and legal services to international buyers. With over 30 years of experience, the company has a specialized team and legal experts who handle transactions for buyers across Europe.
Outlook and future trends
The steady upward trajectory of Crete’s real estate market suggests that investment activity in the holiday home sector will continue to grow. Demand from foreign buyers remains strong, while improvements in the island’s infrastructure further enhance its appeal to international investors.
Given the high returns and the sector’s momentum, Crete is solidifying its position as a hotspot for holiday home development, shaping a favorable investment landscape for the years to come.
