A remarkable rise of almost 12% in house prices will be recorded in Athens in 2025, according to the latest data from Astons – a company specialising in brokering for Golden Visa investors and providing real estate investment advisory services. At the same time, rental yields in the capital and its suburbs reach 5.8%, confirming the ever-increasing dynamics of Athens as an investment destination.
Double-digit price increase in the heart of the capital
According to the Greek Real Estate Trends 2024-2025 study, all the main sectors of Athens recorded price increases in the last year. The most impressive increase is found in the center of Athens, where the average house price reached 2,317 euros/sqm, an annual increase of 11.8% compared to the first quarter of 2024.

- Western Athens: +9.3% (€2.281/€2.281)
- South Suburbs: +9.2%
- Piraeus suburbs: +8.9%
- North Athens: +7.4%
- Piraeus: +7.2%
- Rest of Attica: +5.9%
This steady upward trend reflects strong demand, partly from foreign investors who see Athens as a safe and profitable destination for capital investment.
Satisfactory returns from rentals
The market also offers remarkable opportunities for those investors who choose to purchase and exploit real estate through rental.
Central Athens stands out again, with the average monthly rental price for an 80 sq.m. house at 892 euros, yielding an average return of 5.8%.
A breakdown of rental yields in the individual areas:
- Rest of Attica: 5,4%
- Piraeus, Piraeus suburbs & West Athens: 5%
- East Athens: 4.7%
- North Athens: 4.2%
- South Athens: 3.9%
This data shows that Attica offers a stable and satisfactory rental income, which attracts investors with a long-term return strategy.
Golden Visa: record number of applications
The renewed dynamism of the real estate market is also linked to the strong performance of the Golden Visa programme. According to Astons, in December 2024 alone, 1,137 applications were filed, a record number that shows the strong interest of foreign investors in the Greek market.
Infrastructure upgrades, urban regeneration projects and government support for investors create an attractive and predictable environment, further boosting interest in the country.
