As of October 1, 2025, the new regulatory framework for short-term rentals in Greece is already in effect, introducing significant changes to the obligations of property owners and managers. The Airbnb market and other rental platforms are entering a new phase, where compliance with specific hygiene, safety, and operational standards is now a prerequisite for legal operation.
Among the most important changes is the mandatory pest and rodent control certificate, which must be issued by a licensed disinfection company. This certificate confirms that all required preventive and treatment measures have been carried out using approved and safe products, ensuring the hygiene and safety of guests.
The new obligation comes with stricter inspections by the competent authorities and fines starting at €5,000 for non-compliance. At the same time, having a fully equipped first aid kit and an emergency contact guide in every property is now mandatory, reinforcing professionalism across the industry.
