With no sharp volatility but steady strengthening in demand, Greece is emerging as one of the world’s most promising destinations for luxury residential real estate. Alongside Spain, it is now ranked among the two fastest-growing markets globally over the next five years, attracting investors seeking a combination of returns, security and quality of life.
These findings were presented during a media briefing in Kolonaki, where VON POLL Greece President & CEO Natalie Leontaraki and VON POLL Real Estate Global CEO Daniel Ritter analyzed the key trends highlighted in the 2026 Luxury Lifestyle Report.
Market shift and investment momentum
The Greek market is moving from the “opportunity” phase into one of maturity. While demand in previous years was largely driven by incentives such as the Golden Visa, buyers are now acting on more strategic criteria. This is no longer simply about purchasing holiday homes, but about targeted high-value investments, with many investors having already acquired two or more properties in recent years.
The pricing gap compared with other markets, particularly Spain, continues to work in Greece’s favor. Property values remain lower, creating room for capital appreciation and supporting continued inflows of investment.
Location and the sea remain central
Location remains the primary factor in purchasing decisions, with most buyers willing to pay a premium for property in prime locations. Areas with easy access, strong tourism activity and high aesthetic value continue to attract the greatest interest.
At the same time, properties with sea views or direct access to the waterfront remain the dominant category. Proximity to the sea is seen not only as a luxury feature, but also as a factor that strengthens demand and supports returns.
New residential development is also gaining momentum. A significant share of buyers are choosing to invest in building homes from the ground up, creating assets intended to be held over the long term. These homes are designed with a focus on energy efficiency, sustainability and architectural quality, reinforcing demand for high-specification modern residences.
The Greek market continues to offer returns that in some cases reach as high as 8%, a level that stands out compared with other European markets. At the same time, the country is strengthening its position as a stable investment destination, attracting capital seeking long-term value preservation.
Demand patterns also reveal clear geographic preferences. Corfu remains a key destination for British investors, while the Aegean islands and the Peloponnese attract buyers from Northern Europe. The Athens Riviera, with Glyfada at its center, is emerging as a major destination for investors from the Middle East.
The profile of foreign buyers
The profile of buyers is diverse and varies significantly by origin.
American buyers tend to be more experience-driven, favoring properties with distinctive character, architectural identity and heritage. They place strong emphasis on authenticity, integration with the natural landscape and modern environmental standards.
British buyers are generally more conservative, prioritizing neighborhood quality, market stability and long-term value. They often choose traditional homes and destinations with a strong sense of place, while technology tends to be less decisive in their purchasing criteria.
Investors from the United Arab Emirates and the broader Arab world are particularly active and often hold extensive international portfolios. They seek large, high-profile properties, with emphasis on luxury and prestige. Marina access and the property’s visibility are often important selection criteria.
Buyers from Northern Europe are primarily driven by investment considerations, focusing on security, energy efficiency and quality of life. They tend to favor modern homes near the sea and are less concerned about the age of the property, provided it meets high standards.
A common denominator across all buyer categories is the pursuit of returns. Property is increasingly viewed as an investment tool, aimed both at rental income and long-term capital gains.
The next step
Greece has already secured a place on the global map of luxury residential real estate. The next challenge lies in managing growth, with infrastructure, reduced bureaucracy and overall market organization seen as critical factors.
Current trends suggest that this rise is not temporary. On the contrary, all indicators point to Greece continuing to strengthen its position as one of the world’s most attractive destinations for investment in luxury residential property.
