Mykonos, Ekali and the Athenian Riviera emerge as the most expensive destinations for luxury property purchases in Greece, according to an analysis by international advisory firm Astons.
The research identifies the 18 regions in the country with the highest concentration of luxury residences valued at over €1 million. In total, these areas account for 295,763 properties currently for sale, of which 24,243 are priced at €1 million or more – representing 8.2% of the market.
Mykonos: The “Jewel” of the Aegean
Mykonos stands out by far. Of the 1,214 properties available on the island, 793 are listed above €1 million. This means that nearly two-thirds of the local market (65.3%) falls into the sphere of “golden properties.”
Ekali: The “Beverly Hills” of Athens
On the northern side of Athens, Ekali also records impressive figures. Of the 945 properties on the market, 583 exceed €1 million (61.6%). This is an area that combines natural surroundings, privacy, and easy access to the capital’s center.
Athenian Riviera: Seaside luxury
The coastal zone of Attica continues to attract strong interest from high-income buyers. In Voula, of the 5,530 homes currently for sale, 52.9% are priced at €1 million or above. In Vouliagmeni, the share reaches 41.8%, while in Plaka it stands at 42.6%.
Other “high-end” destinations
Similarly high percentages of luxury residences are recorded in Spetses (42.2%) and Paxos (40%).
The Golden Visa incentive
Astons highlights that Greece remains an attractive destination for wealthy investors, especially Britons, seeking both lifestyle and strategic investments within the EU. Through the Golden Visa program, the purchase of a property worth at least €800,000 in these regions secures permanent residency status.
However, Greece is not addressed exclusively to the ultra-rich: the alternative €250,000 route, which involves converting old commercial properties into residential units, remains available and appealing to investors with smaller capital.
