The Independent Authority for Public Revenues (IAPR / AADE) offers additional time for the settlement of Short-Term Residence Declarations to property managers located within the boundaries of the 1st, 2nd and 3rd Municipal Districts of the Municipality of Athens. By the decision of the Governor of the ADDE, George Pitsilis (A.1087/2025), the new deadline is set until Monday 21 July 2025.
Which properties are concerned by the extension
The decision does not cover all short-term rentals in the region, but specific cases. In particular, it concerns:
Properties located within the boundaries of the 1st, 2nd and 3rd Municipal Districts of the Municipality of Athens.
Properties for which a new Property Registration Number (RIN) has been issued after January 1, 2025.
Properties that are not subject to the restrictions of paragraph 2A of article 111 of Law 4446/2016, i.e. they do not fall within zones or conditions that provide for restrictions on the number of leases or their duration.
The extension relates to the submission of Short Term Residence Declarations corresponding to the months of January to May 2025.
Facilitation of managers
AADE notes that the regulation aims to facilitate the managers of these properties, who may not have been able to submit their declarations in time due to changes in the AMA or other technical issues related to the registration process.
Reminder of the obligations of managers
Property managers offering properties for short term rental through digital platforms (Airbnb, Booking, etc.) are required to:
Register each reservation in the Short-Term Accommodation Register of the AADE, with reference to the respective AMA.
Submit monthly Short Stay Declarations by the 20th day of the month following the departure of the guest.
Update the property details, in case of change, and ensure that a new AMA is correctly issued when required.
The AADE urges administrators to make use of the timeframe until 21/7 to settle any outstanding issues and avoid the imposition of fines.
