The holiday home market on the Greek islands continues to attract strong international interest, yet the dynamics are changing. Instead of a market driven exclusively by demand for popular tourist destinations, a more mature environment is now emerging, where property scarcity, construction quality and long-term prospects for capital appreciation determine buyers’ decisions.
The new Market Report 2026 by Engel & Völkers shows that Greece continues to rank among the most attractive destinations for luxury holiday home purchases in the Mediterranean, with the Cyclades maintaining the leading role, while the Ionian Islands are steadily strengthening their position as an alternative investment destination.
Mykonos remains at the top
At the top of the market remains Mykonos, where prices range from €7,500 to €12,000 per square metre. The limited potential for new construction, combined with the continued presence of high-income international buyers, keeps property values at particularly high levels. The greatest interest is focused on luxury villas with unobstructed sea views, large outdoor spaces and a high degree of privacy.
Antiparos is now moving within a similarly high category, where asking prices range between €6,800 and €10,200 per sq.m. The limited supply of available properties and strict building regulations create a market with strong characteristics of exclusivity.
Paros expands its momentum
Among the islands showing the greatest activity, Paros stands out. With prices ranging from €5,500 to €10,000 per square metre, the island attracts buyers mainly from France, Germany, Switzerland and Israel. At the same time, interest is no longer limited to Naoussa, but is expanding to areas such as Isterni and Tsoukalia, where larger plots of land and more opportunities for the development of high-standard residences are available.
In Santorini, prices range between €4,500 and €8,000 per square metre. According to the report, the seismic activity recorded at the beginning of 2025 did not affect the market in the long term, as international demand and limited property availability continued to support values.

The Cyclades gain new leading destinations
Beyond the traditionally strong names, several other Cycladic islands are gradually strengthening their position. Naxos is emerging as one of the fastest-growing markets, with prices ranging from €3,500 to €5,200 per sq.m., attracting buyers seeking larger residences and a less saturated environment.
Tinos is also recording increased demand, with prices between €3,000 and €5,000 per sq.m., as more buyers turn towards renovated traditional homes and modern villas that combine authentic architecture with contemporary amenities.
Syros is also following an upward trend, with prices ranging from €2,500 to €5,000 per square metre. Year-round economic activity and the strong presence of Ermoupoli differentiate the market from other purely tourism-driven destinations.
Kea and Kythnos continue to benefit from their short distance from Attica. In Kea, prices range from €3,500 to €7,000 per sq.m., while in Kythnos from €4,500 to €6,500 per sq.m., with the main advantage being easy access for year-round use of the property.
Andros remains the most affordable option among the larger Cyclades islands, with a price range from €2,200 to €3,200 per square metre, maintaining significant potential for further growth.
The Ionian Islands attract investors seeking larger properties
The report highlights that an increasing number of foreign investors are turning towards the Ionian Islands, seeking larger plots of land, easier access and a market with more stable characteristics.
Lefkada, thanks to its road connection with mainland Greece, remains particularly popular. Base prices range between €3,800 and €3,900 per sq.m., while luxury seaside residences can reach up to €7,500 per square metre.
Corfu continues to represent the most mature market in the region, with prices ranging from €3,200 to €3,800 per sq.m., while top seaside estates exceed €8,500 per square metre in several cases.
Kefalonia also presents a positive outlook, with average values ranging between €3,000 and €3,600 per sq.m., while newly built high-standard villas approach €7,500 per square metre.
A special case is Paxos, one of the most limited markets in Greece. Prices range between €4,200 and €5,000 per square metre, while top-tier residences can exceed even €9,500 per sq.m., reflecting the scarcity of available properties.
