New holiday homes are being built at an increasing rate in southern Crete, western Greece and the Ionian Sea, mainly due to demand from abroad. The increase is actually several times higher than in Attica.
The above is observed by Elxis-At Home in Greece, after processing data from the Hellenic Statistical Authority. According to them, in the last twelve months there has been an increase in the volume of building activity up to 58.2% in the Ionian Islands, but also an increase in building permits by 31.3% and an increase in surface area by 50.2%.
These percentages reflect the YoY comparison of the 12 months March 2023-February 2024, with the previous 12 months of March 2022-February 2023.
In the same period, the increase in the volume of construction activity in Crete reached 37.4% and in western Greece 38.1%.
Within the first two months of this year, the volume of construction activity increased annually by 157.4% in the Ionian Islands, by 73.8% in Crete and by 21.4% in western Greece.
By contrast, in Attica the volume fell by 3.4%.
Elxis also notes that Crete and western Greece are regions that attract significant buyer interest, which is even higher this year than last year.
More expensive and higher quality holiday homes
Giorgos Gavriilidis, CEO of Elxis, says: “We are seeing an intensification of investments for the launch of new construction projects, in order to meet this demand from abroad. In fact, especially this year, our clients prefer holiday homes that are more expensive and of higher quality standards than in previous years. This is also reflected in the sale prices, which are showing an annual increase of between 8-10%”.
In conclusion, Elxis-At Home in Greece underlines that, apart from higher selling prices, “another incentive for many builders is the preference of more and more buyers to acquire an “off the shelf” holiday home.
It is also easier to ensure full pre-sale of a holiday home complex. That is why many developers are increasingly turning to the development of this type of housing. And this is expected to continue in the coming months.
