Property management is evolving rapidly, with technology playing a crucial role in efficiency and guest experience. Loggia, an innovative platform by webhotelier | primalres, offers a comprehensive ecosystem of tools for property owners and managers, covering every aspect of their operations.
In this interview, Vasilis Iliakis, Head of Rentals & Product Owner of Loggia, talks about the inspiration behind its creation, the innovative features that set it apart from the competition, and the challenges and opportunities in the short-term rental market.
From Vision to Innovation
How did the idea for Loggia originate, and what was your vision when designing it? What were the biggest challenges you faced, and how did you overcome them?
The idea for Loggia was born from my extensive experience in the travel tech sector. Since 2000, I have been actively involved in the industry, helping companies leverage technology to innovate and improve their operations.
In 2011, recognizing the growing needs of property management companies, I decided to create Loggia in collaboration with leading industry professionals.
From the beginning, my vision was to develop a flexible, user-friendly, and technologically advanced platform that would simplify the daily operations of property managers and owners. I believed—and still believe—that technology can transform the industry by reducing management time and costs while enhancing the guest experience.
Like any new business venture, Loggia faced challenges, particularly in its early development stages. One of the biggest was how to stand out from the competition. Property managers were already accustomed to specific tools, even if they did not fully meet their needs. We had to prove that Loggia was not just another platform but a comprehensive and innovative solution that would make their daily operations easier. To achieve this, we listened to the needs of property managers and created features tailored to market demands.
Today, as Head of Rentals & Product Owner of Loggia, I continue to work passionately on developing the platform, focusing on creating advanced technological solutions that address the modern needs of the tourism industry. Through innovation, continuous improvement, and collaboration with industry professionals, Loggia has become one of the leading property management solutions, shaping the future of travel tech.
What features does Loggia offer? What are the key functionalities that differentiate it from the competition?
Loggia is designed for both property owners and managers, enabling them to fully manage multiple properties of different types from a single point.
This comprehensive cloud-based solution combines innovation and ease of use, offering a PMS (Property Management System), Channel Manager, Booking Engine, invoicing capabilities, integration with MyData / AADE (Greek tax authorities), and content management tools.
One of Loggia’s standout features is its white-labeled pre-check-in form, allowing managers to easily and quickly collect all necessary guest information to enhance their experience at the property. Additionally, through Loggia’s “Actions” feature, managers can communicate essential details about the guest’s stay while also offering additional services and experiences, such as transportation or local events.
A technological solution for every need
What size of property management companies does Loggia cater to?
Loggia serves both individual property owners with one or two properties and professional managers handling hundreds of properties across different locations and multiple owners. To support this, it provides a multi-property calendar, tools for managing various commercial agreements between owners and managers, and the ability to assign tasks to cleaning and maintenance teams.
How does Loggia’s Guest Area improve the guest experience?
Loggia’s Guest Area enhances the guest experience by offering a fully integrated and automated support and booking management environment. Through this platform, guests can instantly access all necessary information without the need for constant communication with the property manager.
This feature significantly improves customer service by reducing the time required to provide essential details about check-in, the property, and available services. At the same time, the platform supports upselling opportunities, allowing guests to access additional services and experiences such as transportation, excursions, or concierge services—offering a more personalized and complete stay.
Beyond enhancing the guest experience, Loggia also provides the Owners Portal, a tool that gives property owners real-time insights into their business performance. Through this portal, owners can track statistics on availability, bookings, and revenue, gaining valuable data to make more strategic decisions.
With its innovative tools, Loggia aims to improve both the guest experience and the efficiency of property management, offering a comprehensive ecosystem that combines technology, automation, and flexibility.
The evolution of property management
How do you see the short-term rental market evolving in Greece and internationally? What are the biggest challenges for owners and managers?
The short-term rental market in Greece and worldwide continues to evolve dynamically, driven by key trends shaping the industry’s future.
First, digitalization and automation are becoming increasingly critical. Property managers and owners are turning to smart management tools, such as Loggia, to enhance efficiency and improve guest experiences.
At the same time, regulations are tightening in many countries, including Greece, with new tax and licensing requirements. As a result, many owners are either entrusting property management to professional managers or establishing their own management companies to ensure compliance with the law.
Another major development is the growing emphasis on sustainability. Travelers are now prioritizing eco-friendly accommodations and options that respect local communities. Properties that invest in sustainability gain a stronger competitive advantage.
A global trend also emerging is the increasing demand for alternative destinations. Travelers are seeking less touristy locations, creating new opportunities for property owners and managers while diversifying the market beyond traditional tourism hotspots.
How has technology impacted the short-term rental industry? What role does Loggia play in developing new technological solutions for the sector?
Technology has fundamentally transformed the short-term rental industry, and Loggia is at the forefront of this evolution, developing innovative solutions that streamline property management and enhance the overall experience for both managers and guests.
One of the most significant impacts of technology is the digitalization and automation of operations. Booking management, guest communication, and pricing are now handled with greater speed and accuracy, reducing time and costs for property managers. Meanwhile, personalized guest experiences have become a key priority, with data-driven tools enabling tailored services to meet individual preferences.
Security and trust are also crucial factors in the industry, and technology has played a vital role in strengthening them. Loggia develops solutions that ensure safety for both property owners and guests, safeguarding transactions and protecting sensitive data.
Beyond enhancing experience and security, Loggia’s biggest advantage through technology is the creation of new sales opportunities and increased revenue for industry professionals. By offering dynamic pricing tools and a strong B2B network, Loggia helps property managers maximize market potential.
Technology is not just a support tool—it is the driving force behind the growth of short-term rentals. Loggia continues to innovate, shaping the industry’s future through smart, efficient, and sustainable technological solutions.
What are Loggia’s future plans? Are there any new features or tools you plan to launch?
In the coming months, we will introduce the Unified Inbox, an innovative tool that centralizes guest messages from all platforms within Loggia. Additionally, we are continuously expanding our B2B network, our Reseller platform through Rentals Max, and other tools designed to boost bookings.
