In a significant agreement that is expected to further boost the serviced apartments market in Athens, DKG Development announced the signing of a long-term partnership with the Spanish group Libere Hospitality Group for the management of the “B48 Athens Dafni” property at 164 Vouliagmenis Avenue, Dafni.
The agreement is for the long-term lease of the complex by Libere, which will manage 57 modern serviced apartments in a key location, with direct access to the metro and close to universities and shopping centres. This project is not just a new property on the market, but is part of an overall development strategy that confirms the growing demand for flexible accommodation solutions in the Greek capital.
The development of serviced apartments in Athens
In recent years, serviced apartments have emerged as one of the most attractive property categories in Athens, responding to the needs of different groups, such as students, professionals and tourists seeking quality and flexible accommodation for medium or long-term periods. The lack of high quality accommodation in this market creates investment opportunities with competitive returns.
The “B48 Athens Dafni ” is a typical example of this trend. In addition to the quality accommodation it offers, each apartment is independently owned and available for sale, providing investors with a guaranteed annual return of up to 6.5%, combined with a 10+5+5 year management contract and a fixed monthly income. According to DKG Development, 25 of the 57 units have already been sold to Greek and international investors, demonstrating the market’s confidence in this product.
Strategic entry of Libere in Greece
The cooperation with DKG Development marks Libere Hospitality Group’s entry into the Greek market, with Greece now being a strategic destination for the expansion of the Spanish group’s portfolio. As stated by Libere’s CEO, Antón de la Rica, Athens and Attica in particular offer excellent growth prospects in the sector of high quality serviced apartments.
Libere, which was founded in 2019 and already has 1,900 units in its portfolio in Spain, Portugal and Italy, seeks to redefine the accommodation experience in Europe by investing in technologically advanced and customer-centric accommodation. The deal for “B48 Athens Dafni” is Libere’s first step in Greece, but not the only one, as other partnerships with DKG Development are already planned, such as the URBAN GL and SKYBLUE projects.
Management statement
Konstantinos Petridis, President and CEO of DKG Development, said that the agreement with Libere further strengthens the company’s position in the rapidly growing serviced apartments sector and stressed that this cooperation is not just a commercial agreement, but the beginning of a strategic relationship that aims to transform the accommodation experience in Attica.
For his part, Antón de la Rica stressed that DKG was chosen as a strategic partner because of its innovative approach and its credibility in the investment property sector, expressing optimism for Libere’s further growth in the Greek market.
The next day for investments in serviced apartments
This cooperation confirms the shift of interest of the international investment community towards alternative forms of hospitality, such as serviced apartments, which combine the independence of a private apartment with the services of a hotel. The returns they offer, the growing demand and the low availability of quality units place Athens at the centre of investment interest in South East Europe.
Libere and DKG Development seem to share a common vision for sustainable urban development and innovative hospitality, in a rapidly evolving market that is shaping a new paradigm for both investors and visitors to the city.
With the serviced apartment market on the rise, such partnerships are expected to shape the new landscape in urban hospitality investments in Greece.
