For property owners, summer is not only the peak period for tourism demand. It is also the right time to plan the next phase of their property’s utilization.
While short-term rentals remain at the center of the summer season, thousands of international students have already started searching for accommodation in Greece for the new academic year.
For the 2026-2027 academic year, around 10,000 international students are expected to come to Greece, with the majority looking for accommodation for approximately five months, as they arrive through the Erasmus+ programme.
July and August are the peak months for accommodation searches, as most students want to secure a home before arriving in Greece. For property owners, this creates an important opportunity: instead of relying on a single rental model, they can explore different ways of utilizing their property depending on the season and market demand.
From short-term to mid-term rentals
Mid-term rentals can complement short-term stays by providing a solution for the period after the peak tourism season.
A property can accommodate tourists during the months of highest demand and then be offered to Erasmus students, international students or professionals who need housing for a specific period of time.
This model can provide greater flexibility and lower management costs. Instead of managing multiple consecutive bookings throughout the winter, a property can host a single tenant for several months.
At the same time, mid-term rentals are not subject to certain charges associated with short-term rental activity, such as the Climate Crisis Resilience Fee (TAC), while they are also not subject to the same VAT and municipal fee framework linked to the provision of short-term accommodation services, depending on the characteristics and operating model of each rental arrangement.
Athens, Thessaloniki and university cities in the spotlight
According to Nostus, the Greek platform specializing in mid-term rentals in Greece, demand from international students is particularly strong in Athens, Thessaloniki, Patras, Heraklion, Rethymno and Volos.
At the same time, many students prefer shared accommodation, creating opportunities for larger properties with two, three or more bedrooms.
As a result, larger apartments can become an attractive option for students looking for shared housing, while property owners can expand the audience they address.
