At the Airbnb Professional Host Summit 2025, the popular short-term rental platform announced one of the most significant changes in its history: listings will now be ranked based on two decisive factors — the likelihood of a booking and the likelihood of receiving a 5-star review.
This new approach marks a shift for Airbnb toward guest satisfaction as the core element of its search algorithm. As revealed at the conference, the system uses more than 800 different signals — from cleanliness and description accuracy to the frequency of complaints or support cases. In other words, the platform now aims to predict the quality of a stay before it even happens.
The Airbnb Professional Host Summit 2025 took place from September 30 to October 2, 2025, at the company’s headquarters in San Francisco.
The new Airbnb ranking equation
For professional hosts and property managers, the impact of this change is substantial. A listing’s position in search results now directly affects its visibility, bookings, and ultimately its revenue. A property that drops in ranking may experience a significant decline in reservations, even if it provides quality service.
Airbnb confirmed that its search model is not static. Instead, it constantly evaluates, in real time, which listings are most likely to satisfy each potential guest, taking into account factors such as:
Accuracy of photos and descriptions
Cleanliness and consistency in ratings
Communication with guests
Perceived value for money
Likelihood of issues arising during the stay
All of these are combined into a mathematical model that estimates the “5-star probability” — a complex metric predicting how likely a booking is to result in a flawless guest experience.
How the algorithm ‘reads’ your listing
Airbnb can now analyze photos and descriptions using advanced AI tools. If photos are misleading or the description does not match reality, a listing may be silently downgraded.
At the same time, the system identifies listings that frequently generate support cases (complaints, refunds, etc.) and ranks them lower. The logic is clear: the platform aims to minimize problems and maximize overall guest satisfaction.
According to the company’s research team, the new algorithm no longer evaluates each listing in isolation but in relation to others shown in the same search. If the probability of a successful booking and positive experience is lower than that of competing listings, the property will fall in ranking — even if its overall performance is good.
What this means for professional hosts
Airbnb hasn’t disclosed the full “formula,” but it did provide guidance. Property managers should now focus on five key areas:
Accuracy and visual quality
Professional, clean photos and realistic descriptions that accurately reflect the space. Any gap between image and reality negatively affects search visibility.
Cleanliness and communication
Two of the most consistent indicators of reliability. Consistency in these areas builds a positive reputation for the listing.
Perceived value for money
Pricing is now weighted against perceived quality. Even small adjustments in rates can influence ranking.
Addressing operational issues
Listings with frequent complaints or unclear amenities require immediate improvement — the algorithm detects them.
Ongoing monitoring
Rules and signals evolve quickly. Monitoring reviews, performance, and Airbnb’s policies should become routine.
The big picture
With these changes, Airbnb effectively raises the bar for professionalism in short-term rentals. A beautiful home or compelling description is no longer enough — the system now measures the total experience and the predictability of guest satisfaction.
The new formula can be summed up simply:
Booking probability + 5-star review probability = Visibility and success.
For industry professionals, this means strategies must now be built on quality, consistency, and honesty — not just aesthetics or pricing.
Airbnb may not have revealed all the secrets of its algorithm, but its message is clear:
those who invest in the guest experience will also rise to the top of the results.
