Tourist rental prices in the Balearic Islands have recorded a significant decline this autumn, according to a new report by the platform Holidu.
In Mallorca, the average price for a holiday rental in August stood at €293 per night, while in October it dropped to €192 — a 34% decrease. The decline is even steeper on the other islands: in Ibiza, prices fell from €404 to €237 per night (−41%), while in Menorca, they plunged by 55% to €140.
The report highlights that in Mallorca, the most affordable area is the eastern part of the island, where accommodation costs an average of €167 per night in October — about 30% less than during the summer. Northern Mallorca offers the biggest discounts, with a 43% drop and an average rate of €184 per night.
The most popular autumn destinations
Holidu also analyzed international search data to identify the most popular autumn destinations in the Balearics.
Palma tops the list, with an average price of €250 per night — 22% lower than in the summer.
It is followed by Alcúdia (−44%) and Formentera (−59%), while Pollença (−44%) and Ibiza Town (−43%) also show substantial decreases.
The decline is more moderate in Sóller, at 15%, which, according to Holidu, is due to its location at the foot of the Serra de Tramuntana, making it a popular hiking destination in autumn.
Rising bookings and a shift toward the low season
Elena Short, Holidu’s Director for the Balearic Islands, notes that 39% of property owners expect more bookings this autumn and winter compared to last year, while nearly half anticipate stable levels.
As she explains, “Many now recognize the potential of the low season and adapt with attractive offers and more flexible conditions. The deep autumn discounts are a strong incentive for travelers seeking tranquility and last-minute deals.”
43% rent year-round
According to the same survey, 43% of owners in the Balearic Islands rent out their properties throughout the year.
Around 71% adjust their prices or offer discounts for longer off-season stays, 18% increase availability, 8% provide more flexible cancellation policies, while only 5% actively target remote professionals or digital nomads.
