The presence of Booking.com in the short-term rental market proves to be much stronger than previously thought, according to a new analysis by AirDNA, which for the first time incorporated into its data the accommodations listed exclusively through the platform.
The research shows that in several European markets, exclusive Booking.com listings account for a significant share of both supply and demand. Poland records the highest percentage, as 30% of available properties are listed exclusively on Booking.com, while these properties capture 42% of bookings. Romania follows, where 24% of supply corresponds to 35% of demand.
Also noteworthy is Booking.com’s presence in the United Kingdom, Spain, Germany, and Italy, a fact that, according to AirDNA, means that analyzing the market using only Airbnb and Vrbo data does not fully reflect competition in many European regions.
A more complete picture of the market for professionals
In the United States, Booking.com also offers a significant number of exclusive listings in popular tourist destinations such as Deep Creek, Hilton Head, the Outer Banks, and Destin. However, bookings made through these properties are proportionally lower compared to their share of supply, confirming the dominance of Airbnb and Vrbo in the U.S. market.
AirDNA emphasizes that the inclusion of Booking.com’s exclusive listings provides a more complete picture of the market, helping property owners, investors, and property managers assess competition, pricing, and booking performance with greater accuracy.
At the same time, comparing supply and demand across different platforms enables professionals in the sector to develop more effective distribution strategies, especially in European markets where Booking.com appears to play a much more decisive role compared to North America.
