A short-term rental may have bookings for both Christmas and New Year but remain empty for two nights in between. If the minimum stay is set at three nights, that two-night gap will not even appear as available to a guest who could book it. This is the issue PriceLabs urges property managers to watch as they plan bookings for Christmas 2026<\/strong>.<\/p>\n

This year, Christmas Day and New Year\u2019s Day fall on a Friday, creating two three-day weekends: December 25\u201327<\/strong> and January 1\u20133<\/strong>. Thursday, December 24, and Thursday, December 31, offer opportunities to arrive before each long weekend. Between them, PriceLabs highlights the nights of Monday, December 28, Tuesday, December 29, and Wednesday, December 30, which risk being left out of holiday bookings.<\/p>\n

The analysis covers six markets: the US, Brazil, Spain, France, Germany and Italy, where the median length of stay in December was four or five nights. Greece is not included in the sample. For managers in the Greek market, the shared holiday calendar makes PriceLabs\u2019 examples useful, while minimum-stay decisions can be based on their own property\u2019s booking history.<\/p>\n

How gaps form between bookings<\/h2>\n

In PriceLabs\u2019 example, one guest arrives on December 24 and leaves on December 28. The next arrives on December 30 and stays until January 3. The nights of December 28 and 29<\/strong> remain available, but a three-night minimum prevents the property from accepting a booking for that gap.<\/p>\n

The same restriction serves a different purpose when the calendar is still open. A two-night booking, arriving on December 26 and departing on December 28, could block a five-night stay from December 24 to December 29. Whether to accept the two-night booking therefore depends on how far in advance the request comes in and which other dates remain available.<\/p>\n

In the US, where the median December stay was five nights, PriceLabs calculates that two empty nights represented approximately $609 in potential revenue per property<\/strong>, based on last year\u2019s average nightly rate of $304.45. This illustrative calculation shows how much a gap can cost, even during a period of higher rates.<\/p>\n

When to adjust minimum stays<\/h2>\n

PriceLabs recommends longer minimum stays while there is still time to attract bookings for more nights. Across the markets it examined, it suggests starting with four nights in France, Germany and Italy, and five nights in the US, Spain and Brazil, reflecting the typical December stay in each country.<\/p>\n

As the holidays approach, managers can gradually reduce minimum stays based on the remaining availability. If gaps have already formed, they can introduce an exception for those specific dates<\/strong>. This allows a two-night gap to accept a two-night booking while keeping the rule in place for other dates. Permitted arrival days also need to be checked, so that check-in restrictions do not block bookings starting on December 24 or December 31.<\/p>\n

The timing of these changes also depends on booking pace. In France and Germany, the median booking lead time in December was around twice as long as in November or January. For managers, the comparison is meaningful when made at the same point ahead of the holidays. How many nights had already been booked this time last year, with the same number of days remaining until Christmas, and which dates were still available?<\/p>\n

When a lower rate makes sense<\/h2>\n

Last December, occupancy declined in four of the six markets tracked by PriceLabs. This year, nightly rates are higher in most of those markets, while active listings are increasing in five out of six. For managers, this makes it more important to distinguish between dates for which they can still afford to wait and those remaining available shortly before arrival.<\/p>\n

PriceLabs recommends targeted rate reductions for short gaps and nights that remain unsold at the last minute. In the Balearic Islands, for example, last year\u2019s average nightly rate was 13.4% lower, while occupancy increased by 2.9 percentage points. Despite the rise in occupancy, revenue per available night fell by 6.9%.<\/p>\n

The first check for December 28\u201330<\/strong> is whether the available nights can actually be booked under the current rules. If two nights sit between confirmed bookings and the minimum stay is three nights, an exception for that specific two-night gap is what makes those dates bookable.
