In 2026, entering the market does not necessarily mean buying an apartment or a holiday home. Co-hosting, partnerships with property owners, making use of an existing space and rental arbitrage are different options, each with its own costs and level of financial risk.<\/p>\n

In Greece, however, each model needs to be assessed in light of current legislation<\/strong>, taxation and the restrictions that apply to short-term rentals.<\/p>\n

Ways to get started without owning a property (No initial capital)<\/h2>\n

If you do not own a property, there are established strategies<\/strong> that can help you get started:<\/p>\n

Property management \/ Co-hosting<\/h3>\n

Airbnb co-hosting is one of the most accessible options for anyone looking to enter the short-term rental market without buying or renting a property.<\/p>\n

How it works:<\/strong> Under this model, the owner provides the property and the partner takes on some or all of the day-to-day management<\/strong>. Services may include guest communication, booking management, pricing adjustments, cleaning coordination and listing improvements.<\/p>\n

Income:<\/strong> The fee is agreed between the two parties. Internationally, management fees of 15%<\/strong> to 25%<\/strong> of booking revenue are frequently cited, although this does not represent a standard rate for Greece.<\/p>\n

The advantage is that there is no need<\/strong> to buy a property or pay rent. However, it does require time, organisational skills and a clear agreement on each party\u2019s responsibilities. For example, if a property generates \u20ac2,000 in monthly booking revenue and the agreed management fee is 20%, the partner receives \u20ac400 before taxes and their own expenses.<\/p>\n

Rental arbitrage is a model in which someone rents a property on a long-term basis<\/strong> and then offers it for short stays, provided they have the right to do so.<\/p>\n

How it works:<\/strong> You rent a property under a long-term lease, with the owner\u2019s express written permission to sublet, and list it on short-term rental platforms. No capital is required to purchase a property<\/strong>, although funds are needed for the initial rental deposit.<\/p>\n

The model does not genuinely require zero capital. The tenant usually needs money for a deposit, rent, furnishings and operating expenses.<\/p>\n

Even if there are no bookings, the obligation to pay<\/strong> rent remains. Rental arbitrage is therefore better suited to those who have a financial reserve and have assessed demand in the area.<\/p>\n
