Occupancy<\/strong> is often the first number an Airbnb owner looks at: how many nights have been booked, how many gaps remain and whether the month looks better than last year. A full calendar<\/strong> creates a sense of security. It does not, however, prove that the property is bringing in more money.<\/p>\n

The rates at which bookings were made<\/a>, channel commissions and the cost of servicing each stay can significantly change the final result.<\/p>\n

This is the useful takeaway from a relevant analysis by KeyData:<\/strong> occupancy becomes truly meaningful when considered alongside the property\u2019s revenue, rates and expenses.<\/p>\n

Fewer booked nights, more revenue<\/h2>\n

Let us take a hypothetical example involving two properties, each with 100 available nights during the period being examined.<\/p>\n

The first sells 50 nights at an average rate of \u20ac100. It records 50%<\/strong> occupancy and accommodation revenue of \u20ac5,000<\/strong>.<\/p>\n

The second sells 40 nights at an average rate of \u20ac150. Its occupancy is lower, at 40%,<\/strong> but its revenue reaches \u20ac6,000<\/strong>.<\/p>\n

With ten fewer booked nights, the second property brings in \u20ac1,000 more revenue. This example does not mean that raising prices guarantees better performance. It shows that occupancy<\/strong> alone is not enough to assess the result.<\/p>\n

The three figures that need to be considered together<\/h3>\n

For an initial picture of performance, a host needs to consider:<\/p>\n

    \n
  • Occupancy:<\/strong> The percentage of available nights that were sold.<\/li>\n
  • Average daily rate, or ADR:<\/strong> Accommodation revenue divided by the number of nights sold.<\/li>\n
  • Revenue per available night, or RevPAR:<\/strong> Accommodation revenue divided by all available nights.<\/li>\n<\/ul>\n

    In the example above, RevPAR is \u20ac50 for the first property and \u20ac60 for the second.<\/p>\n

    The latter metric combines rate and occupancy and helps show whether the available calendar is being used more effectively. However, it remains a revenue metric<\/strong>. It does not show net profit.<\/p>\n

    What is left after each booking?<\/h2>\n

    Two properties with the same revenue may have different financial results<\/strong>. Platform commissions, management costs, energy, consumables and preparation work affect the amount ultimately left over.<\/p>\n

    Length of stay is also particularly important. Ten bookings of two nights require more guest turnovers<\/strong> than four bookings of five nights, even though 20 nights are sold in both cases.<\/p>\n

    Each additional departure creates a need for cleaning, laundry, inspections and coordination. Even when a separate cleaning fee is charged, it is necessary to examine whether it covers the actual cost.<\/p>\n

    Before lowering your rate, look at when bookings come in<\/h3>\n

    A month with several gaps does not automatically mean that the property is expensive. Before offering discounts, it is worth examining how far in advance guests usually book<\/strong> and whether this behaviour has changed. If bookings are being made closer to arrival, the calendar may temporarily look weaker.<\/p>\n

    A meaningful comparison looks at the same stay dates from the same point in advance. For example, what had been booked for November by mid-October last year, and what has been booked this year?<\/p>\n

    At the same time, hosts need to check the total price<\/strong> guests see, the minimum length of stay<\/strong> and how genuinely comparable properties are performing.<\/p>\n

    Pay attention to which nights you count<\/h3>\n

    Airbnb occupancy can give a misleading picture<\/strong> when it is unclear what counts as an available night. Days blocked for personal use, maintenance or other reasons must be distinguished from paid bookings. A blocked public calendar does not prove that every night has been sold.<\/p>\n

    Similarly, an increase in occupancy requires careful consideration when it results from the property being offered for fewer days. When comparing periods, the calculation method must remain consistent.<\/p>\n

    The useful question at the end of the month is specific: how much revenue did the available calendar generate, how much did it cost to service the bookings and what was left for the owner?<\/strong><\/p>\n","protected":false},"excerpt":{"rendered":"
