Airbnb management<\/strong> changes character when the properties become more than you can personally service. Where you once knew every guest, told the cleaner what was needed and fixed a mistake yourself, now you have to coordinate people, bookings, owners and expenses. And somewhere there, the question appears: is your business growing or is your workload simply growing?<\/p>\n

A post by Alessandro Cuccuru<\/a> on LinkedIn gave me the opportunity to focus on this transitional phase. With experience in developing accommodation supply across Europe, the Middle East and Africa, he describes three assumptions he revised: that size solves problems, that the best markets are obvious and that the work becomes easy once the listing goes live.<\/p>\n

These observations lead to a very practical question for the Greek property manager: when does one more property represent real growth<\/strong>?<\/p>\n

More properties, but with what organization?<\/h2>\n

Cuccuru notes that managers with 50 properties and inadequate processes can perform worse than others with 15 and organized operations<\/strong>. This is an observation from his experience, not a statistical comparison.<\/p>\n

The example, however, is worth considering. If every change in cleaning requires a phone call to you, if only you know what has been agreed with each owner and if your partners are constantly waiting for instructions, how many more properties can you add?<\/p>\n

In Airbnb management, growth requires processes that work even when you are not available<\/strong>. Who checks the property before arrival? Who handles a fault? When is the owner informed? Software helps, but the answer to who does what needs to come first.<\/p>\n

Before signing the next partnership, calculate what it will require: travel, staff, communication, supervision time. Additional bookings have value when they leave a result after the cost of servicing them has been paid.<\/p>\n

The familiar area is not automatically the right market<\/h2>\n

The second assumption concerns destinations<\/strong>. Cuccuru points out that popular markets can be difficult due to oversupply or restrictions, while less visible areas may hide opportunities.<\/p>\n

This does not mean that you should look for the next \u201cunknown paradise\u201d. It means examining the market before being impressed by a high nightly rate.<\/p>\n

How many months is there demand? Who is the guest? Are there partners for cleaning and maintenance? Can you service the property without every problem requiring a long trip?<\/p>\n

The area you know and can support operationally is worth being evaluated<\/strong> with the same care you give to a famous destination.<\/p>\n

The active listing is the beginning of the work<\/h3>\n

Cuccuru\u2019s third point is that the listing<\/strong> by itself does not create a profitable property. Appropriate pricing, sales channels and alignment with the owner are needed.<\/p>\n

Here, the conversation before the agreement plays a major role. What does the owner expect? How many days does the owner want the home for personal use? Is he willing to improve the equipment? Does he understand that prices change according to demand?<\/p>\n

Airbnb management becomes harder when these answers remain open. A full calendar can coexist<\/strong> with an unhappy owner, if each one measures success differently.<\/p>\n

If you are currently between 5, 20 or 50 properties, I would suggest first looking at the ones you already manage. Which ones leave profit? Which ones absorb disproportionate time? What needs to change so that the team can operate with greater autonomy?<\/p>\n

Perhaps the most important growth decision at this time is better organization<\/strong> of the properties you already have. That way, when the next one comes, you will know why you are taking it on.<\/p>\n","protected":false},"excerpt":{"rendered":"
