Can a short-term rental management<\/strong> company gain access to capital, specialized staff and shared infrastructure while maintaining its local identity? And can its founder sell the business<\/a>, but continue to run it and take part in the growth of a larger group?<\/p>\n

These are the questions that Pavilion<\/strong>, a new U.S. platform that brought together 20 management companies with more than 5,000 homes, is attempting to answer. The main point of interest lies in its ownership structure: the leaders of the local businesses, together with Pavilion\u2019s management team, hold the majority of the group.<\/p>\n

How the Pavilion model works<\/h2>\n

Pavilion is not simply a collaboration network of independent managers. According to Skift, the companies were fully acquired by the parent company. The founders received part of the consideration in cash and reinvested a total of $100.4 million in Pavilion shares<\/strong>.<\/p>\n

In this way, their participation moved from the individual business to the larger group. External investors hold a minority stake, while the entrepreneurs and management collectively hold the majority.<\/p>\n

In day-to-day operations, the local teams remain responsible for managing the properties and maintaining relationships with owners and guests. Behind them, Pavilion provides shared support in technology, data, accounting, owner reporting, revenue management, business development, procurement and insurance.<\/p>\n

Of the 20 founding businesses, four have already merged with others within the platform. The group currently operates with 16 companies.<\/p>\n

The difference lies in ownership<\/h2>\n

Keeping a local brand after an acquisition is not, in itself, something new. Pavilion\u2019s model combines this choice with majority ownership by the entrepreneurs and the management team in the overall structure.<\/p>\n

The founder\u2019s financial incentive therefore expands: they participate in the value created by the entire group, not only in the company they started themselves.<\/p>\n

This, however, does not mean that every manager retains unlimited autonomy. Local management and ultimate corporate control are different things.<\/strong> Each team\u2019s responsibilities, decisions on investments and the terms of any future exit depend on shareholder agreements.<\/p>\n

Pavilion\u2019s investors include TZP Group, funds from HPS Investment Partners, which is part of BlackRock, and Capital Dynamics. PGIM is the platform\u2019s main lender.<\/p>\n

Local brands and shared infrastructure in Europe<\/h2>\n

The logic of consolidating businesses while maintaining a local presence already has applications in the European holiday home market.<\/p>\n

Awaze<\/strong> combines different brands and local support with a central corporate structure. Holidu<\/strong>, in its acquisition of Gites.com, announced that the brand and team would remain, with the business joining its technology platform.<\/p>\n

These examples are not identical to Pavilion\u2019s ownership structure. They do show, however, that larger scale can coexist with local identity.<\/p>\n

Could it be applied in Greece?<\/h2>\n

For the Greek market, Pavilion offers a reason to examine a similar business model: organized companies in different destinations participating in a common group, keeping operations local and sharing services that would be difficult for each one to develop on its own.<\/p>\n

A specialized pricing team, for example, could support more portfolios. Similarly, shared procurement and organized marketing could offer economies of scale. These are potential opportunities that would need to be tested against real financial data.<\/p>\n

The main obstacle would be agreement among the entrepreneurs.<\/strong> How much is each company worth? Who decides on new investments? How is the cost of central support allocated? And what happens when a founder wants to exit?<\/p>\n

Equally critical would be the retention of management contracts. The value of a company is not limited to the number of properties it manages: what matters is the stability of its relationships with owners and the ability of the portfolio to remain after a change in ownership.<\/p>\n

An interesting model, with results still to be judged<\/h2>\n

Pavilion launched in May as Stakeholders VR and was presented under its new name in October. It is therefore too early to assess the durability of the model over time.<\/p>\n

For short-term rental management companies, the case is worth attention because it raises a specific growth question: which functions need to remain close to the property and the owner, and which can be organized more effectively on a shared basis?<\/strong><\/p>\n

The answer, and the way ownership, decisions and benefits are shared, will determine whether such a structure can create greater value for all participants.<\/p>\n","protected":false},"excerpt":{"rendered":"
