Airbnb\u2019s service fee structure is changing next week for hosts in Greece and across the European Economic Area and Switzerland. October 13, 2026 marks the deadline for hosts still using the old split-fee structure, as the platform completes its transition to a single fee paid entirely by the host.<\/p>\n

The change is expected to directly affect how thousands of property owners and managers in Greece set their rates, as Airbnb\u2019s service fee will no longer appear as a separate charge to guests.<\/p>\n

What changes in practice<\/h2>\n

Under the split-fee structure, Airbnb deducts a service fee from the host\u2019s payout and also charges the guest a separate service fee.<\/p>\n

Under the new structure, the entire fee is paid by the host. Airbnb states that most hosts pay a service fee of 15.5%, while rates for other hosts typically range from 14% to 16%, depending on the circumstances and listing type.<\/p>\n

For guests, this has one significant consequence: a separate Airbnb service fee will no longer appear at checkout. The listing price will incorporate the platform\u2019s fee.<\/p>\n

This makes the price a host sets on Airbnb even more important, as it is effectively the price guests use to compare different properties.<\/p>\n

The key issue for hosts: pricing<\/h2>\n

The transition presents hosts with a fundamental choice: absorb the higher host fee or increase their rates.<\/p>\n

If a property owner leaves their rate unchanged, Airbnb\u2019s higher fee will be deducted from their earnings. In other words, keeping the same host-set price will result in a lower payout.<\/p>\n

To maintain the same net earnings after a 15.5% fee, simply adding 15.5% to the previous rate is not enough.<\/p>\n

For example, a host who wants to receive \u20ac845 must set the price at \u20ac1,000. At that price, the 15.5% fee amounts to \u20ac155, leaving the host with \u20ac845.<\/p>\n

The difference matters and can be particularly noticeable during periods of high demand or for properties with higher nightly rates.<\/p>\n
