According to Key Data\u2019s <strong>Barcelona STR Pulse<\/strong>, occupancy in the province of Barcelona stood at 71% for the June-August 2026 period, down 4% year over year, while the average daily rate (ADR) increased 5% to \u20ac268 and RevPAR rose 1% to \u20ac189.<\/p>\n<p class=\"isSelectedEnd\">In other words, occupancy <strong>declined<\/strong>, but the units that were booked achieved a higher average rate. Average stay value also increased 4% to \u20ac1,334, indicating that the market maintained value despite the decline in occupancy.<\/p>\n<h2>The city held up better than the wider province<\/h2>\n<p class=\"isSelectedEnd\">In Barcelona city itself, <strong>occupancy reached<\/strong> <strong>74%<\/strong>, down 3% year over year. However, ADR rose 6% to \u20ac269, pushing RevPAR up 3% to \u20ac198. Average stay value stood at \u20ac1,369, up 3%.<\/p>\n<p class=\"isSelectedEnd\">For property managers, this difference is critical: lower occupancy does not automatically mean weaker performance when pricing is <strong>moving upward.<\/strong> The issue is how this translates into their own micro-market and not just the overall city average.<\/p>\n<h2>Barcelona\u2019s neighborhoods followed very different paths<\/h2>\n<p class=\"isSelectedEnd\">The figures by area show how <strong>uneven<\/strong> the summer season was within the same city. In <strong>Ciutat Vella<\/strong>, occupancy fell 12% to 65%, while ADR increased 12% to \u20ac190. RevPAR declined 2% to \u20ac124, but average stay value increased 6% to \u20ac1,493.<\/p>\n<p class=\"isSelectedEnd\">In <strong>Gr\u00e0cia<\/strong>, occupancy fell 7% to 72%, ADR increased by a marginal 1% to \u20ac231, and RevPAR declined 7% to \u20ac167. The picture was similar in <strong>Sant Mart\u00ed<\/strong>, where occupancy decreased 6% to 66%, ADR increased 2% to \u20ac268, and RevPAR fell 5% to \u20ac176.<\/p>\n<p class=\"isSelectedEnd\">In the other areas, the picture was more positive. <strong>Eixample<\/strong> recorded occupancy of 77%, up 1%, with ADR reaching \u20ac304, +5%, and RevPAR \u20ac234, +6%. In <strong>Sants-Montju\u00efc<\/strong>, occupancy was the highest among the neighborhoods included in the report, at 78%, practically unchanged year over year, while ADR increased 1% to \u20ac238 and RevPAR also rose 1% to \u20ac185.<\/p>\n<p class=\"isSelectedEnd\">The strongest performance was recorded in <strong>Sarri\u00e0-Sant Gervasi<\/strong>. Occupancy increased 5% to 76%, ADR rose 4% to \u20ac321, and RevPAR increased 9% to \u20ac245. At the same time, average stay value rose 16% to \u20ac1,358.<\/p>\n<h3>What this means for market professionals<\/h3>\n<p class=\"isSelectedEnd\">Key Data emphasizes that the real picture of the market is not visible only in Barcelona\u2019s overall figures, but mainly in the <strong>variation<\/strong> between micro-markets. Sally Henry, Vice President of Market Intelligence and Insights at the company, notes that the city overall recorded a <strong>decline in occupancy<\/strong> but an increase in ADR, indicating a shift from filling nights toward improving rates.<\/p>\n<p class=\"isSelectedEnd\">For property managers and owners, the message is practical: the right <strong>benchmark<\/strong> is not always the wider city or province, but the directly competing listings in the same neighborhood. In a market such as Barcelona, the <strong>gap<\/strong> between areas is large enough for the average to conceal substantial differences in performance.<\/p>\n<p class=\"isSelectedEnd\">The report also provides some indications of visitor behavior. In Barcelona province, the average booking window increased 2% to 42 days, while the average length of stay <strong>declined slightly<\/strong> to 5.2 nights. In Barcelona city, bookings were made an average of 43 days in advance, with an average stay of 5.3 nights.<\/p>\n<p>The key takeaway from the figures is that this summer season was not determined only by how many nights were booked, but also by how much those nights <strong>generated<\/strong>.
