A significant change to the way Google Vacation Rentals<\/strong> are displayed to European travellers comes into effect today, September 8, 2026, with potential implications for property managers seeking to increase direct bookings and reduce their reliance on major online travel platforms.<\/p>\n

Google is removing the dedicated Vacation Rentals unit<\/strong><\/a> from Search results across the European Economic Area (EEA). The visually enhanced module allowed users to browse short-term rental properties directly within Google Search, including photos, prices and other property information.<\/p>\n

The decision is part of a broader overhaul of how Google displays travel-related search results in Europe as it moves to comply with the Digital Markets Act (DMA)<\/strong>.<\/p>\n

The change does not mean that vacation rentals are disappearing from the Google ecosystem altogether. Providers can continue supplying their vacation rental feeds to Google, while listings can still appear on other Google surfaces, including Maps and Google Hotels, as well as to users outside the EEA.<\/p>\n

What disappears, however, is a particularly valuable showcase within Google Search itself \u2013 precisely where a large number of travellers begin their search for accommodation.<\/p>\n

What property managers stand to lose<\/h2>\n

For short-term rental professionals, the importance of Google Vacation Rentals was not simply the additional exposure it provided.<\/p>\n

Its real value was its potential to serve as an alternative route to direct bookings<\/strong>.<\/p>\n

Through integrations offered by PMS providers, channel managers and other technology companies, property managers could feed their inventory into Google and direct travellers from Search to their own booking engine or website.<\/p>\n

In other words, an OTA did not necessarily have to sit between the traveller and the accommodation provider.<\/p>\n

Google Vacation Rentals integrations offered by providers such as Hospitable and Hostaway have explicitly supported this model: travellers discovering a property through Google could be sent to the operator’s direct booking website to complete their reservation.<\/p>\n

This helps explain why Google’s announcement immediately sparked discussion among short-term rental professionals.<\/p>\n

Richard Vaughton<\/strong>, Short Term Rental Advisor & Executive Roles at YES Consulting, shared Google’s notification on LinkedIn, asking how operators would be affected by the loss of these visual presentations.<\/p>\n

In the discussion that followed, James Starkey raised a different question: given Google’s advertising revenues and the company’s strategic direction around Gemini, is losing this product really a significant loss for Google itself?<\/p>\n

An even more telling reaction came from Jos\u00e9 Santiago V\u00e1zquez Rojel:<\/p>\n

\u201cIt\u2019s a celebration for the OTAs\u2026\u201d<\/p>\n<\/blockquote>\n

And that is perhaps the most interesting question raised by Google’s move.<\/p>\n

Are OTAs the winners?<\/h2>\n

Google has not announced that the traffic previously generated by Vacation Rentals will now be handed to Booking.com, Expedia or any other OTA.<\/p>\n

However, the broader changes being introduced to European Search are creating an environment in which travel intermediaries and aggregators could play a more prominent role<\/strong>.<\/p>\n

As part of its DMA-related changes, Google has introduced a new Aggregator Unit<\/strong>, designed for Vertical Search Services (VSSs), including online travel agencies, metasearch engines and other aggregators.<\/p>\n

For hotel-related searches, eligible aggregators can populate these units with results featuring information such as photos, prices and ratings. When users click on a result within the unit, they are taken directly to the aggregator’s website. Google also says a separate supplier unit is intended to provide visibility to direct providers.<\/p>\n

The wider implications are significant. Reuters reported on September 8 that Google was rolling out major changes to its European search results to comply with the DMA, with specialised vertical search services such as Expedia and Booking.com receiving greater prominence. Google described the changes as the biggest reduction in the quality of its Search service in its 29-year history.<\/p>\n

For the hospitality industry, however, another figure is even more noteworthy.<\/p>\n

According to Google, previous Search changes introduced as part of its DMA compliance resulted in up to a 30% decline in free direct booking clicks to European businesses<\/strong>, including hotel operators and airlines. Google now expects the latest changes to have a further impact on direct traffic.<\/p>\n

If that trend continues, the debate is no longer simply about Google Vacation Rentals. It becomes a question of who sits between the traveller and the accommodation provider at the moment of search.<\/p>\n

The DMA paradox<\/h3>\n

This is where an interesting paradox emerges for the European travel market.<\/p>\n

The Digital Markets Act was designed to limit the ability of major digital \u201cgatekeepers\u201d to favour their own services over those of competitors.<\/p>\n

In July 2026, the European Commission fined Google \u20ac460 million specifically for self-preferencing its own services in Google Search. The Commission found that Google had given preferential treatment to its own shopping, hotel, transport and sports services, including by displaying them more prominently and providing enhanced visual features and filters that competing services did not receive.<\/p>\n

In the case of vacation rentals, however, there may be an unintended consequence.<\/p>\n

Removing one of Google’s own search features may address concerns about self-preferencing, but it also removes a channel through which an independent property manager could reach a traveller without necessarily going through an OTA<\/strong>.<\/p>\n

That does not automatically make OTAs the \u201cwinners\u201d of the change. But their relative position could become stronger if smaller operators lose organic visibility and have to rely more heavily either on online travel agencies or paid advertising to acquire the same guest.<\/p>\n

What should property managers do now?<\/h3>\n

For property managers who have already connected their portfolio to Google Vacation Rentals, the change is not necessarily a reason to disconnect the integration<\/strong>.<\/p>\n

Google’s partners say no action is required. Vacation rental feeds can continue to power experiences outside the EEA and on other Google surfaces, while the underlying feed delivery and listing synchronisation remain unchanged.<\/p>\n

The development does, however, underline the risk of building a direct booking strategy around a single customer acquisition channel \u2013 even when that channel is Google.<\/p>\n

A strong website and booking engine, SEO, Google Business Profile, email marketing, repeat guests, social media and paid search could therefore become even more important for operators seeking to maintain a genuinely independent distribution strategy.<\/p>\n

For property managers, then, the question following Google’s latest move is not simply \u201cWhat happened to Google Vacation Rentals?\u201d<\/strong><\/p>\n

The bigger question is who will control the journey from search to booking \u2013 and how much it will cost property owners and managers to reach the guest directly.<\/p>\n
