Richard Vaughton<\/strong>, co-founder of YES Consulting and advisor on growth and M&A in the short-term rental (STR) sector, following his appearance at the Short Stay Athens Conference 2026<\/a>, now speaks to BnBNews.gr and clearly outlines the transition from the \u201ceasy\u201d entrepreneurship of previous years to an environment defined by specialization, rising risk and strategic decision-making.<\/p>\n

As he notes, short-term rentals \u201conce felt more like a simple, almost amateur activity. Today, it is an extremely demanding ecosystem<\/strong> with hundreds of moving parts, two distinct customers \u2014 the guest and the property owner \u2014 and immense pressure on the manager who sits in the middle.\u201d<\/p>\n

The signals that a business is ready for exit<\/h2>\n

The answer to the question of when to sell a short-term rental business is not straightforward. According to Vaughton, it depends on a mix of personal, operational and financial factors.<\/p>\n

The first and most visible signal is owner fatigue<\/strong>. \u201cWe see many business owners over 55 starting to think they can\u2019t continue at the same intensity. It\u2019s natural. I\u2019ve been there myself \u2014 I know how painful it can be,\u201d he says.<\/p>\n

A second critical factor is the inability to keep up with technological and operational developments<\/strong>. Businesses that have not adopted revenue management tools, automation or AI are increasingly falling behind in a market that now requires expertise across multiple disciplines.<\/p>\n

A third \u2014 and perhaps most decisive \u2014 criterion is how the business looks<\/strong> to a potential buyer. \u201cBuyers want to see profit, growth and clean financials. They don\u2019t want messy accounts or businesses that depend entirely on the owner,\u201d he explains. Positive EBITDA, financial transparency and operational independence are key prerequisites for a successful exit.<\/p>\n

In that context, he adds: \u201cIf you are working 24\/7 and making every decision yourself, then you don\u2019t really have a company \u2014 you have a job.\u201d<\/p>\n

Regulation, risk and timing: a complex equation<\/h2>\n

The timing of a sale is closely linked to external conditions. The explosive growth of the sector \u2014 from around 1 million properties in 2006 to more than 10 million today \u2014 has been accompanied by oversupply in many destinations and increasing regulatory pressure<\/strong>.<\/p>\n

Vaughton points to Barcelona as an example, where discussions around a full ban on short-term rentals could fundamentally reshape the market. \u201cImagine building a business over 20 years and suddenly it becomes worthless. That\u2019s the extreme case, but it highlights the level of risk,\u201d he notes.<\/p>\n

This creates a paradox: on the one hand, business owners consider selling to avoid risk; on the other, buyers are more cautious because they are aware of those same risks. As a result, deciding when to sell a short-term rental business becomes \u201ca matter of judgment and information,\u201d as he puts it.<\/p>\n

At the same time, pressure is increasing from multiple directions: labor costs, taxation, regulation and \u2014 above all \u2014 platforms. \u201cEveryone wants a piece of your business: politicians, tech companies, OTAs, guests. This is not a high-margin industry, despite what many once believed,\u201d he stresses.<\/p>\n

Greece: \u201cvirgin territory\u201d with strong investment potential<\/h2>\n

When to sell a short-term rental business in the Greek market<\/h3>\n

According to Vaughton, Greece<\/strong> is currently in a particularly interesting phase. On the one hand, there is strong growth and increasing investor interest; on the other, the market remains fragmented and less professionalized compared to other European countries.<\/p>\n

\u201cI was struck by how many small operators<\/strong> there are in Greece and by their enthusiasm. It\u2019s a market that is still forming,\u201d he says. This fragmentation, however, creates opportunities for future consolidation and roll-ups.<\/p>\n

Despite the global wave of acquisitions – with large companies aggregating tens of thousands of properties in the US and the UK – Southern Europe has yet to see similar large-scale moves. \u201cWe haven\u2019t seen anyone come in and buy 100 companies with 100 properties each. But I believe it will happen,\u201d he predicts.<\/p>\n

Greece, in particular, is seen as \u201cvirgin territory\u201d for such strategies. \u201cIf I were an investor, I would look for markets that are not yet fully professionalized. Greece is one of them,\u201d he notes.<\/p>\n

Geopolitics, demand and the next strategic moves<\/h3>\n

In terms of demand, geopolitical developments appear \u2014 at least for now \u2014 to be working in Europe\u2019s favor. \u201cWe are seeing an uptick in bookings, because some travelers are avoiding trips to Asia due to the Middle East conflict,\u201d he explains, adding that Greece effectively acts as a \u201csafe boundary\u201d for many travelers.<\/p>\n

However, the real challenge for property managers is not short-term demand, but long-term strategy. Vaughton highlights two key priorities: financial resilience and technological adaptation.<\/p>\n

\u201cIf you don\u2019t have sufficient cash reserves<\/strong>, a negative event can be fatal. And the second thing is AI. Every manager needs an AI strategy<\/strong> going forward,\u201d he emphasizes.<\/p>\n

At the same time, he brings attention to a less discussed issue: the mental pressure within the industry. \u201cWe are doing twice as much as we used to. It\u2019s no surprise that mental health challenges are increasing in this sector,\u201d he notes.<\/p>\n

The emerging model: local identity with centralized efficiency<\/h3>\n

The future of the industry appears to be moving toward a hybrid model<\/strong>, where large groups acquire smaller companies but retain their local identity. \u201cThey don\u2019t want to turn them into generic Airbnb-style operators. They want to keep the local character and centralize functions like revenue management and HR,\u201d he explains.<\/p>\n

This, he argues, can benefit local economies, provided there is proper regulation and transparency. \u201cRegistration and governance are key. Don\u2019t make decisions based on ambiguous data or headlines,\u201d he stresses.<\/p>\n

Ultimately, the answer to when to sell a short-term rental business is not a single moment, but a combination of personal readiness, operational maturity, market risk and timing. In a market like Greece, which is still evolving, that decision becomes even more critical but also potentially more rewarding for those who get it right.<\/p>\n
