According to data from the real estate platform <strong>Idealista,<\/strong> the supply of seasonal rentals in Mallorca\u2019s capital, Palma, increased by <strong>23%<\/strong> in the first quarter of 2026 compared to last year, while available properties for long-term rent recorded a marginal increase of <strong>3%<\/strong>.<\/p>\n<p>Although these rentals do not concern illegal short-term tourist accommodations, they are considered to intensify the problem of access to <strong>affordable housing<\/strong> for workers and residents of the city, especially for those seeking work in the tourism sector.<\/p>\n<p>These announcements come a few hours after the statement by the Balearic regional government that it is <strong>considering banning new tourist rentals<\/strong> and stricter control over the growth of hotel beds, under the pressure of social reactions to overcrowding from tourism.<\/p>\n<h2>Long-term housing is decreasing across Spain<\/h2>\n<p><strong>Idealista\u2019s<\/strong> data show that in all Spanish cities characterized as <strong>\u201cunder housing pressure\u201d<\/strong> and applying price controls, the availability of homes for long-term rent continues to decline.<\/p>\n<p>At national level, seasonal rentals\u2014excluding purely tourist accommodations\u2014now represent <strong>27%<\/strong> of the rental market, recording an annual increase of <strong>22%<\/strong>, while the supply of long-term homes decreased by <strong>3%<\/strong>.<\/p>\n<p>The <strong>biggest declines<\/strong> in long-term rental availability were recorded in <strong>Pamplona<\/strong> (-39%), <strong>La Coru\u00f1a<\/strong> (-33%), <strong>San Sebasti\u00e1n<\/strong> (-28%) and <strong>Bilbao<\/strong> (-21%). By contrast, Palma was one of the few major cities where a small increase in the total supply of long-term homes was recorded.<\/p>\n<h2><img fetchpriority=\"high\" decoding=\"async\" class=\"aligncenter size-full wp-image-38594\" src=\"https:\/\/bnbnews.gr\/wp-content\/uploads\/2026\/05\/Bnb-news-Majorca.jpg\" alt=\"Bnb news Majorca\" width=\"788\" height=\"512\" srcset=\"https:\/\/bnbnews.gr\/wp-content\/uploads\/2026\/05\/Bnb-news-Majorca.jpg 788w, https:\/\/bnbnews.gr\/wp-content\/uploads\/2026\/05\/Bnb-news-Majorca-300x195.jpg 300w, https:\/\/bnbnews.gr\/wp-content\/uploads\/2026\/05\/Bnb-news-Majorca-768x499.jpg 768w, https:\/\/bnbnews.gr\/wp-content\/uploads\/2026\/05\/Bnb-news-Majorca-150x97.jpg 150w, https:\/\/bnbnews.gr\/wp-content\/uploads\/2026\/05\/Bnb-news-Majorca-450x292.jpg 450w\" sizes=\"(max-width: 788px) 100vw, 788px\" \/>Rapid increase in seasonal rentals<\/h2>\n<p>The <strong>spread<\/strong> of seasonal rentals is even more <strong>intense<\/strong> in several areas of Spain. In La Coru\u00f1a, supply increased by <strong>188%<\/strong> within one year, while a significant rise was also recorded in Pamplona (+78%), San Sebasti\u00e1n (+67%) and Vitoria (+55%).<\/p>\n<p>Even more striking are the <strong>increases<\/strong> in smaller markets where until recently the phenomenon was almost non-existent. In <strong>C\u00e1ceres,<\/strong> seasonal rentals surged by <strong>221%,<\/strong> in <strong>Lugo<\/strong> by <strong>209%<\/strong> and in <strong>Ceuta<\/strong> by <strong>160%.<\/strong><\/p>\n<p>Despite Catalonia\u2019s new <strong>legislation<\/strong> to limit short-term rentals, Barcelona continues to have the <strong>highest share<\/strong> of seasonal rentals in Spain, as they now correspond to <strong>55%<\/strong> of the city\u2019s total rental market. San Sebasti\u00e1n follows with <strong>49%<\/strong> and Bilbao with <strong>44%.<\/strong><\/p>\n<p>In <strong>Palma,<\/strong> the corresponding share stands at <strong>25%,<\/strong> confirming that the shift of properties from long-term to <strong>seasonal rental<\/strong> continues to dramatically reshape the housing market in popular tourist destinations in Spain.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>The seasonal rentals market in Mallorca continues to grow at a very fast pace, despite the constant announcements of measures that will limit overtourism.
