Specifically, summer pacing of booked nights is up 18%<\/strong> year-over-year, with July peaking at +23.4%. This performance places Greece ahead of key competing markets such as Spain (+6.9%) and France (+8.5%), while also outperforming Italy (+14.7%). In contrast, Croatia is recording a decline (-2.2%).<\/p>\n

On the contrary, according to data shared with BnBNews by AirDNA, cancellation rates are down by 9%<\/strong>, indicating that Greece is not being negatively affected by the current situation.<\/p>\n

Shift toward premium product and strong performance in Mykonos \u2013 Santorini<\/h2>\n

Growth is not evenly distributed across the market. Instead, there is a clear shift toward higher-quality and higher-priced segments.<\/p>\n

Short-term rentals in Greece: Winter slowdown but rising prices<\/h2>\n

In contrast to the strong summer outlook, February data show a decline in activity. Supply decreased by 6% year-over-year, while demand also dropped by 6%, bringing occupancy down to 55% (-4 percentage points).<\/p>\n

However, this development is not attributed to market weakness, but rather to a shift in demand toward peak and shoulder-season months.<\/p>\n

At the same time, pricing dynamics remain strong. The average daily rate (ADR) increased by 15% to \u20ac96, significantly outperforming the European average (+0.4%). As a result, RevPAR rose by 10%, confirming that revenues are increasingly driven by pricing rather than volume.<\/p>\n

A broader European upswing, not a one-off boost for Greece<\/h3>\n

Despite the positive performance, the data do not suggest that Greece is benefiting disproportionately from international developments. The strong performance of Italy (+14.7%), France (+8.5%) and Spain (+6.9%)\u2014particularly for July and August\u2014indicates that demand is strengthening across Europe.<\/p>\n

Short-term rentals in Greece, therefore, are evolving within a broader market upswing, rather than as a result of crisis-driven demand shifts.<\/p>\n

The key takeaway is clear: the market is maturing.
