This was the highest figure of the year.<\/p>\n<p data-start=\"585\" data-end=\"1001\">Regarding the number of short-term rental properties between January and October 2025, there was a slight increase compared to 2024. The number ranged from 213,000 properties in January to 247,000 in August, the peak for the year. Notably, the extension of the season is reflected in October, when 234,000 properties were available\u2014a slight decrease from August but up by 9,000 compared to 225,000 in October 2024.<\/p>\n<h2 data-start=\"1003\" data-end=\"1031\"><strong data-start=\"1003\" data-end=\"1029\">Average length of stay<\/strong><\/h2>\n<p data-start=\"1033\" data-end=\"1173\">During the summer months, the average stay slightly exceeded four nights, confirming stabilization at high levels over the past two years:<\/p>\n<ul data-start=\"1175\" data-end=\"1536\">\n<li data-start=\"1175\" data-end=\"1243\">\n<p data-start=\"1177\" data-end=\"1243\">In July, the average stay was 4.1 nights, the same as July 2024.<\/p>\n<\/li>\n<li data-start=\"1244\" data-end=\"1370\">\n<p data-start=\"1246\" data-end=\"1370\">In August, it rose to 4.2 nights, up +2.4% compared to 4.1 nights in August 2024, marking the highest value of the period.<\/p>\n<\/li>\n<li data-start=\"1371\" data-end=\"1452\">\n<p data-start=\"1373\" data-end=\"1452\">In September, the average stay was 3.8 nights, unchanged from September 2024.<\/p>\n<\/li>\n<li data-start=\"1453\" data-end=\"1536\">\n<p data-start=\"1455\" data-end=\"1536\">In October, it remained at 3.8 nights, showing stability after the summer peak.<\/p>\n<\/li>\n<\/ul>\n<p data-start=\"1538\" data-end=\"1780\">Overall, the first ten months of 2025 indicate that, despite seasonal fluctuations early in the year, the average length of stay in short-term rental properties stabilized at high levels, supporting the positive trend of the past two years.<\/p>\n<h2 data-start=\"1782\" data-end=\"1826\"><strong data-start=\"1782\" data-end=\"1824\">Absolute dominance of foreign visitors<\/strong><\/h2>\n<p data-start=\"1828\" data-end=\"1929\">From April through October, foreign visitors overwhelmingly dominated the short-term rental market.<\/p>\n<p data-start=\"1931\" data-end=\"1955\">Detailed figures show:<\/p>\n<ul data-start=\"1957\" data-end=\"2568\">\n<li data-start=\"1957\" data-end=\"2033\">\n<p data-start=\"1959\" data-end=\"2033\">In January, foreigners accounted for 60% of guests, versus 40% domestic.<\/p>\n<\/li>\n<li data-start=\"2034\" data-end=\"2198\">\n<p data-start=\"2036\" data-end=\"2198\">In February, foreign visitors rose to 64% (domestic 36%), and in March to 69% (domestic 31%), confirming strong international demand from the start of the year.<\/p>\n<\/li>\n<li data-start=\"2199\" data-end=\"2325\">\n<p data-start=\"2201\" data-end=\"2325\">In the second quarter, foreign dominance increased further.
