Crete once again confirmed its position as one of the strongest and most resilient short-term rental markets in the Mediterranean, according to the data presented at the Short Stay Conference Crete 2025<\/strong>, held in Heraklion on October 23. Figures from companies such as Lighthouse<\/strong>, Booking.com<\/strong>, Vrbo<\/strong>, Beyond<\/strong>, and Hosthub<\/strong> portray a market that is maturing, diversifying, and continuing to attract high-value travelers.<\/p>\n

The market in numbers<\/h2>\n

According to Lighthouse<\/strong>, Crete currently offers around 32,500 short-term rental properties<\/strong>, a 50% increase compared to 2020 (21,000 properties). The island now represents 14% of Greece\u2019s total supply<\/strong> and records the highest property density<\/strong> among Mediterranean island destinations.<\/p>\n

The average daily rate (ADR)<\/strong> for 2025 ranged between \u20ac275 and \u20ac325<\/strong>, above the national average. At the season\u2019s peak in August, the ADR stood at \u20ac260<\/strong>, slightly lower than in 2024 (\u20ac285). In contrast, hotel rates remain 17% below<\/strong> the national average, making Crete\u2019s Airbnbs 13% more expensive<\/strong> than the countrywide average.<\/p>\n

Occupancy during the summer of 2025 reached very high levels. According to Beyond<\/strong>, Crete\u2019s overall occupancy hit 65%<\/strong> (+1% vs. 2024). By region, Chania<\/strong> led with 76%<\/strong> (+1%), followed by Rethymno<\/strong> at 70%<\/strong> (+4%) and Heraklion<\/strong> at 67%<\/strong> (+4%).<\/p>\n

Booking.com<\/strong> also reported strong performance: between April and September 2025, revenues increased by 16%<\/strong>, overnight stays by 8%<\/strong>, available listings by 6.9%<\/strong>, and the ADR by 7%<\/strong>.<\/p>\n

Bookings and traveler profiles<\/h2>\n

Vrbo<\/strong> presented detailed insights into traveler behavior and demand for Crete. The average booking value (ABV)<\/strong> ranged from $2,576 to $4,664<\/strong>, while the average length of stay (LOS)<\/strong> was 6 to 10 nights<\/strong>, highlighting the strength of family and luxury travel segments. The main source markets were the UK, Germany, France, the US<\/strong>, and the Nordic countries<\/strong>.<\/p>\n

Vrbo notes that Crete remains one of Europe\u2019s most popular destinations for longer stays with low cancellation rates<\/strong>, with demand for luxury villas<\/strong> driving higher price indices.<\/p>\n

Crete vs. the competition<\/h3>\n

According to Lighthouse<\/strong>, Crete outperforms other Mediterranean island destinations in both supply and market momentum. The island boasts 33,000 listings<\/strong>, surpassing Mallorca (21,000)<\/strong>, while Cyprus<\/strong> and Malta<\/strong> remain below 20,000<\/strong>. Although the ADR dropped 16%<\/strong> in 2025, Crete remains resilient, showing stronger price retention than Cyprus (-21%)<\/strong> and Malta (-15%)<\/strong>.<\/p>\n

Crete\u2019s short-term rental market is clearly entering a mature phase<\/strong>. Despite a slight price decrease, occupancy rates remain high, the tourism offering is diversifying, and technology enables small-scale property managers to compete on equal terms with larger operators.<\/p>\n
