Corrections for 2025 can be submitted until February 28, 2026; after the registry is finalized, no changes are allowed.<\/p>\n<p data-start=\"3027\" data-end=\"3070\">VAT obligations are clarified as follows:<\/p>\n<ul data-start=\"3071\" data-end=\"3259\">\n<li data-start=\"3071\" data-end=\"3137\">\n<p data-start=\"3073\" data-end=\"3137\"><strong data-start=\"3073\" data-end=\"3093\">Exempt from VAT:<\/strong> individuals renting up to two properties.<\/p>\n<\/li>\n<li data-start=\"3138\" data-end=\"3259\">\n<p data-start=\"3140\" data-end=\"3259\"><strong data-start=\"3140\" data-end=\"3163\">Subject to 13% VAT:<\/strong> individuals renting three or more properties, or legal entities regardless of property count.<\/p>\n<\/li>\n<\/ul>\n<p data-start=\"3261\" data-end=\"3399\">Additionally, if services such as breakfast or cleaning are provided, the property is considered a <strong data-start=\"3360\" data-end=\"3385\">tourist accommodation<\/strong>, requiring:<\/p>\n<ul data-start=\"3400\" data-end=\"3665\">\n<li data-start=\"3400\" data-end=\"3436\">\n<p data-start=\"3402\" data-end=\"3436\">business registration with AADE,<\/p>\n<\/li>\n<li data-start=\"3437\" data-end=\"3508\">\n<p data-start=\"3439\" data-end=\"3508\">registration as a tourist accommodation in the OpenBusiness system,<\/p>\n<\/li>\n<li data-start=\"3509\" data-end=\"3559\">\n<p data-start=\"3511\" data-end=\"3559\">submission of environmental and tourist taxes,<\/p>\n<\/li>\n<li data-start=\"3560\" data-end=\"3611\">\n<p data-start=\"3562\" data-end=\"3611\">VAT and other tax filings (E3, E1, or N forms),<\/p>\n<\/li>\n<li data-start=\"3612\" data-end=\"3665\">\n<p data-start=\"3614\" data-end=\"3665\">and compliance with myDATA reporting obligations.<\/p>\n<\/li>\n<\/ul>\n<h3 data-start=\"3672\" data-end=\"3718\"><strong data-start=\"3676\" data-end=\"3718\">Strict technical and quality standards<\/strong><\/h3>\n<p data-start=\"3720\" data-end=\"3910\">From October 1, 2025, new rules came into effect limiting <a href=\"https:\/\/bnbnews.gr\/en\/news\/33147\/automatic-delisting-of-non-primary-use-airbnbs-from-october-1\/\">which properties may remain listed on platforms<\/a>.
