Record bookings<\/strong>, significant growth in alternative accommodation and enhanced artificial intelligence for hosts were the key highlights of Booking Holdings<\/strong> ‘ Q1 2025 financial results conference call. With 319 million overnight stays in just three months – the highest ever number for a quarter – the platform clearly shows the momentum of travel demand, with Europe and Asia standing out in terms of growth rates.<\/p>\n

For those in the short-term rental sector and alternative accommodation in general, the signals are clearly positive. Listings of alternative accommodation, including villas, holiday homes and apartments, reached 8.1 million<\/strong>, up 9% on last year. This sector, which strengthened significantly in the years following the pandemic, remains a key growth driver for Booking.com.<\/p>\n

Digital assistant for small owners<\/h2>\n

The strengthening of alternative accommodation is not only limited to numbers. Booking highlights that it offers technological tools specifically designed for small and independent owners, helping them to capitalise on the surge in demand. The new Partner AI Assistant is a prime example: it’s a digital assistant that guides new partners at critical points – from posting photos and setting prices to optimising their listings.<\/p>\n

“We believe these efforts are particularly empowering for small businesses, helping our partners do more with fewer resources,” said Booking Holdings CEO Glenn Fogel.<\/p>\n

Artificial Intelligence is changing the landscape<\/h2>\n

Artificial intelligence (AI) was at the heart of the debate. As the company announced, AI innovations are now being integrated into all aspects of the platform’s operation. As well as helping partners, it is also being used to enhance the customer experience, with the AI Trip Planner, an interactive ‘travel advisor’, helping travellers more easily find accommodation that suits them.<\/p>\n

Meanwhile, customer support via automated responses – also using AI – ensures instant communication and support 24\/7, reducing pressure on accommodation owners.<\/p>\n

Demand for multiple products brings new revenues<\/h2>\n

Also noteworthy is the 35% increase in combined bookings – i.e. bookings that include more than one product, such as accommodation, flights, car rental and sightseeing. This is a strategic area for Booking, which is now showing signs of mass adoption by the public.<\/p>\n

This opens up new opportunities for alternative accommodation owners who want to become more actively involved in the platform’s ecosystem, enhancing their visibility through holiday ‘packages’.<\/p>\n

Reservations via mobile devices dominate<\/h2>\n

55% of the quarter’s bookings were made via mobile devices, reinforcing the importance of being present on mobile platforms and providing competitive pricing for mobile devices<\/strong>. Booking is actively encouraging its partners to implement such practices in order to capitalise on this momentum.<\/p>\n

At the same time, travel habits vary by region. In the US, for example, the average length of stay has decreased. Booking suggests that its partners consider applying targeted prices by country or region to attract specific audiences.<\/p>\n

Optimism for the whole of 2025<\/h2>\n

Based on the first quarter performance, Booking Holdings appears optimistic going forward to 2025. Increased mobility, the strengthening of alternative accommodation and the use of artificial intelligence are creating an environment rich in opportunity – particularly for small accommodation owners, who now have the tools to compete on a level playing field.<\/p>\n

“We continue to work on integrating AI into our platforms in multiple ways and I’m excited about that,” Fogel said, highlighting the company’s strategic direction for the coming quarters.<\/p>\n
