Crete, one of the most popular destinations in the Mediterranean, is seeing its tourism map gradually change. Short-term rentals, the increasing demand for experiential tourism, and the efforts of local authorities to extend the tourist season highlight a crucial question: Can Crete become a 12-month destination? The answer is yes, provided that the necessary infrastructure is developed and areas of Crete with winter interest are promoted.<\/p>\n

\"\u03a3\u03c4\u03ad\u03bb\u03b9\u03bf\u03c2<\/a>“Crete has all the prerequisites to become a destination for 12-month tourism,” says Stelios Christakis<\/strong>, co-founder of Tourmie <\/a>and The Central Boutique Apartments<\/a>, based in Crete, speaking to BnbNews.<\/p>\n

He explains that what is missing for this to happen is strategic planning<\/strong> with the cooperation of all stakeholders in the public and private sectors, investment in significant infrastructure<\/strong>, and the promotion of Crete as a destination<\/strong> beyond the classic “sun and sea.”<\/p>\n

 <\/p>\n

The boom in short-term rentals<\/h2>\n

In recent years, short-term rentals through platforms like Airbnb and Booking have changed the dynamics of the tourism landscape. Many areas of Crete \u2013 not only the major urban centers but also remote villages \u2013 have seen an increase in bookings throughout the year. This translates into income opportunities for owners, boosting the local economy and spreading tourism beyond traditional peak periods.<\/p>\n

However, for this trend to be established, and especially to grow, it requires infrastructure. “A series of significant investments that have been planned in this direction is the new international airport in Kasteli<\/strong>, Heraklion, which aims to double arrivals by the middle of the next decade. Thus, from the approximately 8 million arrivals we have averaged in recent years at ‘Nikos Kazantzakis,’ they will double to 16 million.”<\/p>\n

As Mr. Christakis explains, “the Northern Road Axis of Crete<\/strong> is the second significant infrastructure project of over 1 billion euros, a large part of which is co-financed by the Recovery Fund and has an implementation horizon of the middle of the next decade.”<\/p>\n

Finally, one of the main problems that needs to be solved is the island’s water reserve<\/strong>, which faces water scarcity and at the same time, during the summer months, the demand for water reaches its peak due to tourism. “As we speak, we are going through the third consecutive dry year,” says Mr. Christakis.<\/p>\n

Off-season tourist traffic in numbers<\/h2>\n

Characteristically, in 2024 there was an increase in tourist arrivals during the months of March to May, as well as October and November. Specifically, in October 2024, arrivals at Heraklion airport increased by approximately 11%, with over 400,000 tourists visiting the island. This trend is partly attributed to the mild weather conditions prevailing in spring and autumn, making Crete attractive for a longer period.<\/p>\n

Additionally, major tour operators, such as TUI and All Tours, have shown interest in promoting tour packages in Crete outside the established high season, thus supporting the extension of the tourist season.<\/p>\n

The challenges for 12-month tourism<\/h2>\n

Despite the positive signs, the transition to a 12-month tourist destination is not an easy task. Seasonality in tourism remains strong, businesses operate with seasonal staff, and demand outside the summer months continues to be limited.<\/p>\n

“We need to be organized to develop alternative forms of tourism. This means cultural tourism: We have excellent archaeological sites, museums, and monasteries.” Crete also has mountain destinations that could be promoted. “In all prefectures, there are mountainous municipalities and destinations that could accommodate visitors. Indicatively, I mention Anogia, where visitors will find snow.”<\/p>\n

Expanding off-season direct flights<\/h3>\n

Another step to establish Crete as a 12-month destination is the expansion of direct flights in the off-season period. “Direct flights stop until November 15,” says Mr. Christakis, among other things. Steps also include promoting Crete as a 12-month destination at international exhibitions.<\/p>\n
