• Ensure that the property’s status is “Final”.
- If the property is in “Temporary Storage” status (i.e., it has not yet been assigned a Property Registry Number – A.M.A.), you cannot proceed with editing the Co-Beneficiaries Table.
3. Accessing the Co-Beneficiaries Table
• Select the “Co-Beneficiaries Table” tab.
• The following property details will be displayed:
- Property Registry Number
- Property Address
- Administrator’s Full Name
- Administrator’s Tax Identification Number (TIN)
- Total Collected Rent, as updated based on submitted Initial and Amended Short-Term Rental Declarations
- Tax Year
4. Editing the Co-Beneficiaries Table
• The table is pre-filled with the administrator’s details, showing a 100% income share.
• To add additional income beneficiaries:
- Click “Actions” and then select “Add Beneficiary”.
- Fill in the fields “TIN” and “% of income share”.
- The system will automatically calculate the corresponding income amount based on the percentage you enter.
5. Managing Unknown Owners
• If there are unknown owners, follow these steps:
- Check the box “Unknown owners with Treasury Payment Deposit (TPD)”.
- Enter the “% income share” and “TPD reference number”.
- The TIN field remains blank, while the Full Name field is automatically filled in as “Unknown owners with TPD”.
6. Saving and Finalizing
• You can choose from the following options:
- “Temporary Storage”: Saves the entered data for future editing.
- “Clear”: Erases all entered data.
7. Deadlines for Finalization
• From January 1st to February 28th of each year, you must finalize the Co-Beneficiaries Table for the previous tax year.
• If a property is “Deactivated” from the Registry, the finalization option is enabled simultaneously with the deactivation.
