The investment of DKG Development and SmartRental Group in Piraeus is one of the most interesting initiatives in the field of serviced apartments in Greece, with a strategic impact on the upgrading of the area. The project is part of the “PIRAEÚS GATE” redevelopment, which aims to transform a neglected industrial zone into a vibrant, multifunctional urban hub with international sustainability standards.
The agreement between DKG Development, a leading company in urban regeneration and real estate development, and SmartRental Group, with over ten years of experience in the management of hotel units and serviced apartments, strengthens the prospect of Greece as an attractive destination for the emerging model of flexible living . With a presence in more than 10 European cities, SmartRental Group has chosen Piraeus as its entry into the Greek market through the flexible accommodation brand “SUIO”.
A new urban experience, serviced apartments in Piraeus
The ambitious project involves the renovation of an old building in Piraeus, into a complex of 170 fully furnished serviced apartments, with a total area of 8,400 sq.m., which is expected to be completed by the end of 2026. It will be called S&S Nexus. Designed with high standards of sustainability, the project will receive LEED (Leadership in Energy and Environmental Design) certification, which highlights the investors’ commitment to sustainable development. The building will cater to digital nomads, young professionals, travelers, as well as entrepreneurs looking for quality and customized accommodation.
Common areas will include a gym, indoor pool, cinema, professional kitchen and other facilities, creating an integrated living environment for residents. The overall plan is part of the vision of the regeneration of PIRAEÚS GATE, which includes five building blocks and extends over a total area of 81,000 sq.m. The strategic location at the entrance to Piraeus, close to the main roads connecting the city to Athens and the Athenian Riviera, will further enhance the commercial and touristic value of the area.
Strategic cooperation
The collaboration between DKG Development and SmartRental Group is based on a model that focuses on international partnerships to optimize performance and service quality. SmartRental Group, based in Madrid, manages properties in major European cities such as Barcelona, Valencia, and Budapest, and its entry into the Greek market is expected to provide significant added value to the growing landscape of serviced apartments in Greece.
The choice of Piraeus for its first project in Greece underlines the region’s potential as an emerging flexible accommodation hub. SmartRental’s ‘SUIO’ brand, with an emphasis on the living experience, will offer tenants a customized solution that meets modern needs for flexibility and comfort, making this investment a blueprint for similar developments in the area.

With LEED certification ensuring the project’s “green” specifications, Piraeus is expected to become a model of sustainable urban regeneration, forming the basis for further investment in the area.
